What we do

Fascias, Soffits & Guttering, done properly, once.

What it is

Fascias and soffits form the visible eaves detail below your roof line, the fascia is the vertical board carrying the guttering, the soffit is the horizontal board underneath, and the bargeboard is the fascia's equivalent along the gable. Together with the guttering system they manage all rainwater running off the roof.

Who it's for

Homeowners with paint-peeling or rotten fascias, anyone with a gutter that overflows or leaks, buyers with a survey flagging the eaves, and landlords wanting to close a maintenance line permanently by moving from painted timber to UPVC.

When you need it

Peeling paint, soft or rotten timber, missing pieces of soffit, guttering that sags or overflows, downpipes that block, water staining down the wall below the gutter, or moss growth on the top edge of the fascia. Any of the above signals overdue replacement.

Why it matters

A rotten eaves detail lets water into the wall head, the top of the cavity and the ends of the roof timbers. It stains render, saturates insulation and eventually reaches the plaster inside the top storey. New UPVC eaves and guttering close that entire failure category.

What happens if it's ignored

Small problems don't stay small.

A roof issue left alone compounds quickly. Water tracks, timber rots, and repair scope escalates by season. Here's what we see when a customer waits.

'Capping over' hiding rotten timber

The industry-wide trick of capping a UPVC board over failing wooden fascia looks tidy for 12 months and then rots faster than before, sealed timber with no ventilation is exactly the wrong condition for softwood.

Sagging and overflowing guttering

Old cast-iron and early UPVC guttering sags as its fixings fatigue. Water backs up, overflows behind the fascia, and drops down the wall face, staining render and saturating brick.

Blocked downpipes and hidden internal leaks

Downpipes blocked by leaves and grit push water sideways at the swan neck, through joints, and into the wall. By the time it shows internally, the wall behind the downpipe is often already saturated.

Rafter-end rot behind the fascia

The end of every roof timber sits behind the fascia. Failed painted timber allows water into the rafter ends, the single most expensive rot to repair, because it involves lifting tiles and cutting back into structural work.

Our process

From first call to final tidy-up.

  1. 01

    Survey and moisture inspection

We probe timber condition behind the existing fascia, check the guttering falls and downpipe outlets, and photograph any rafter-end concerns before we quote.

  2. 02

    Fixed-price quote

A written fixed-price quote within 6 hours, fascia, soffit, bargeboard, guttering, downpipes and any timber repairs, all in one number.

  3. 03

    Strip back to timber

Old fascia, soffit, bargeboard and guttering fully removed, not capped. Any rotten rafter ends cut back and pieced in with sound timber.

  4. 04

Fit ventilated UPVC and new guttering

New UPVC boards fitted with over-fascia or soffit vents where the roof requires ventilation, then guttering set to a correct fall and clip-fixed to the new fascia. Downpipes run cleanly into surface drainage.

  5. 05

    Test, sign-off, 10-year guarantee

Hose test to check flow and falls, cleared debris, and the 10-year written workmanship guarantee in writing.

Why homeowners pick us

What you actually get.

No more painting, ever

UPVC fascias and soffits don't rot and don't need painting. Fitted correctly, expect 25–30+ years of service life with no maintenance beyond an occasional wipe-down.

Cheaper than repeated painting

Replacing softwood fascias with UPVC pays back inside two paint cycles. After that, every year of not painting is money in your pocket.

Proper strip-out, not cap-over

We strip back to timber, check condition, replace rot, and only then fit new UPVC. Capping is a shortcut that costs more in the long run, we don't do it.

Ventilation designed in

Modern eaves ventilation is fitted into the fascia or soffit at the same time, required for cold-roof construction and often missing from older properties.

Manufacturer + workmanship cover

10-year written workmanship guarantee from us, plus manufacturer product warranty (typically 10–20 years) on the UPVC.

Most houses in 2–4 days

A typical semi-detached property with full guttering replacement takes 2–3 days; detached with longer runs and multiple downpipes 3–4 days.

The detail

Materials, methods and where they apply.

Fascias, soffits and guttering are a related system, replacing them together is nearly always cheaper and cleaner than piecemeal work. Below are the details and material options.

Fascia boards

New UPVC fascias in 16mm or 22mm thickness depending on rafter overhang and guttering weight. Woodgrain-effect or smooth finish; white, black, anthracite grey, oak, mahogany or rosewood. Fixed with stainless polytop nails to sound rafter ends.

Soffit boards

UPVC soffits in flat or tongue-and-groove profile, ventilated or solid depending on the roof build-up. Ventilated soffit is required where the loft space needs to breathe, we specify based on the ventilation strategy of the roof above.

  • Flat soffit, cleanest modern look
  • V-groove soffit, traditional appearance
  • Continuous ventilated strip, for cold roofs
  • Soffit vents, as spot ventilation on solid soffit

Bargeboards

Bargeboards run along the gable edge of a pitched roof, the fascia's equivalent on the sloped edge. Same material and colour range as the fascia; often replaced at the same time so the eaves-and-gable read matches from ground level.

Guttering systems

Half-round, square-line and Ogee profile UPVC guttering, in white, black, grey and brown. We spec fall to a minimum 1:600 gradient, clip fixings at 800mm centres, and continuous rainwater outlets rather than field-cut. Aluminium guttering fitted on request for a longer service life and a heritage finish.

Downpipes and drainage

Downpipes matched to guttering colour and profile, taken cleanly to surface drainage or a rainwater butt. We fit swan necks where the pipe steps under an overhang, and we open blocked existing gullies as part of the work.

Residential vs commercial

Residential fascia and guttering is nearly always UPVC, durable, low-cost, low-maintenance. Commercial work leans towards aluminium for longer runs, higher wind exposure and a cleaner architectural line, we handle both.

FAQ

Straight answers, no waffle.

How much do new fascias, soffits and guttering cost?+

A typical semi-detached property with full fascia, soffit and guttering replacement sits between £1,800–£3,200 fitted. Detached with longer runs and bargeboards usually £2,800–£4,800. Fixed price on the quote.

Should I cap over the existing fascias or replace them?+

Replace. Capping over rotten timber traps moisture and accelerates rot behind the new board, cheap short-term, expensive long-term. We strip and replace as standard.

How long will UPVC last?+

Modern UV-stabilised UPVC carries a 20-year manufacturer warranty and a real-world service life of 25–30+ years. Colour-stability is the main age indicator, quality product from good stock stays clean for two decades.

Can I have a colour other than white?+

Yes, black, anthracite grey, cream, oak, mahogany and rosewood are all available in matched fascia, soffit and guttering ranges. We show colour swatches on survey.

Do you fit aluminium guttering as well as UPVC?+

Yes, aluminium is available in every profile and a wider colour range, with a service life of 40+ years. It costs more upfront but is popular on heritage and higher-spec properties.

Will you fix a rotten rafter end before fitting new fascia?+

Yes, any rot found on strip-out is cut back to sound timber and pieced in before the new fascia goes up. That's the point of stripping rather than capping.

Do you clear the guttering on a service visit?+

Yes, we offer standalone guttering clears as a separate small job, and we clear as part of every fascia and guttering replacement automatically.

Is the work guaranteed?+

Yes, full 10-year written workmanship guarantee on the installation, plus the manufacturer warranty (10–20 years) on the UPVC or aluminium components.
