Roof repairs in Yorkdiagnosed properlyand fixed to last.
One visit, one honest diagnosis, one fixed price. Slipped tiles, active leaks, storm damage and hairline failures, repaired properly the first time so the same fault doesn't come back next winter.
Roof repair covers everything from replacing a single cracked tile to rebuilding a valley, re-bedding a ridge or tracing an intermittent leak. Done properly it means diagnosing the actual cause, not just patching the symptom, and using materials that match the existing roof.
Who it's for
Homeowners with a live leak or a stain that keeps returning, landlords with tenant reports, and buyers who need remedial work documented before completion. Anyone who's had a 'quick repair' fail within a season.
When you need it
The moment you see a stain, a slipped tile from the pavement, a piece of lead flapping in the wind, or grit and tile fragments in the gutter. Small problems left alone become structural bills.
Why it matters
Most roof leaks aren't where you think they are, water tracks along battens and rafters before it appears on a ceiling. Diagnosis is 80% of a good repair, and it's what price-only trades tend to skip.
What happens if it's ignored
Small problems don't stay small.
A roof issue left alone compounds quickly. Water tracks, timber rots, and repair scope escalates by season. Here's what we see when a customer waits.
Hidden rot in rafter ends and lath
A leak visible on a ceiling has often been running for months. Rafter ends and roof lath rot from the top down, and the fix quietly moves from a single tile to structural timber replacement if it's left.
Bodged repairs with silicone and mortar
Silicone-sealed tiles, mortar smeared over flashings and 'flashband' repairs all fail within 1–2 winters. The correct fix, lead flashing, dry-fix or a properly bedded tile, costs no more and lasts decades.
Insurance claim rejections
Insurers routinely reject storm-damage claims when a property has visible pre-existing wear. A prompt, photographed repair with an invoice on file protects your future claim history.
Cascading tile slippage
Once nails corrode in one row, tiles above it lose their footing. What starts as one slipped tile becomes a whole course sliding by the following spring, and the repair scope grows with it.
Our process
From first call to final tidy-up.
01
Same-day inspection
We come out fast, same day where we can, and within 2 hours in an emergency. We photograph everything, including the loft side where the leak actually starts.
02
Honest diagnosis
We show you what we found, explain the cause in plain English, and give you both a proper long-term fix and, where appropriate, a cheaper make-safe option.
03
Fixed-price quote
Written written fixed-price quote within 6 hours. Cost, scope, timescale and materials, clear and set before we start, not after.
04
Repair, done properly
Right tile, right lead, right membrane. No silicone, no smeared mortar, no bodges. We work clean, protect your gutters and drives, and leave the scene tidier than we found it.
05
Test, sign-off, 10-year guarantee
We water-test where it makes sense, walk the finish with you and issue the 10-year written workmanship guarantee on completion.
Why homeowners pick us
What you actually get.
Same-day or emergency callout
Someone on the roof today for routine repairs, or on your doorstep in under 2 hours for emergencies, the 2-hour emergency response promise, day or night.
Fixed price, not day-rate
You get one written number for the whole repair. Not a 'from' figure that grows once the job's opened up.
Repairs that stay repaired
Correct diagnosis, correct materials and mechanical fixings mean the fault doesn't come back the next winter.
Scaffold or towers where needed
We don't work off a homeowner's ladder. Even a small repair gets a proper working platform when the pitch or height calls for it.
Photographed, before and after
You get pictures of the cause and the completed repair, for your records, your insurer or a future sale.
The same team, every visit
Every repair is completed by our own employed team of 10, not a sub-contractor. That's why the standard is the same on job one and job one hundred.
The detail
Materials, methods and where they apply.
Roof repairs cover a wide range of failure modes. The right repair is the one that fixes the underlying cause with the correct material and detail. Below are the most common repairs we carry out across York and the East Riding, and how we approach each one.
Slipped tiles almost always signal nail fatigue in the surrounding course. We don't just refix one tile, we replace corroded nails or fit tile clips across the affected area so the same problem doesn't repeat every winter. Where a full tile isn't available we source period-matched reclaimed stock.
Leak tracing and diagnosis
Water rarely appears where it enters. We inspect from below in the loft first, follow the trickle back up to the entry point, then confirm from the top. Common culprits: failed flashings around chimneys and abutments, cracked mortar bedding on ridge tiles, splits in a valley lining, and porous mortar joints on parapet walls.
Chimney abutment and flashing repairs
Failed chimney flashings are the single most common cause of interior leaks on Yorkshire pitched roofs. We strip the failed mortar or lead, re-cut a proper chase into the stack, and dress fresh lead soakers and step flashings to Lead Sheet Association standards.
Ridge, hip and verge repairs
Mortar-bedded ridges and verges eventually crack, especially on exposed coastal properties in Scarborough, Filey and Bridlington. Where the mortar has failed we usually recommend converting to a dry-fix system, mechanical fixings and ventilated ridges that meet current Building Regs and don't need to be re-bedded in another 20 years.
Ridge conversion, dry-fix ridge with ventilation
Verge conversion, mortar-free UPVC or continuous dry verge
Valley re-lining, new fibreglass or lead-lined valley
Storm and impact damage
After a storm we prioritise make-safe first, tarpaulins fixed correctly, debris cleared, gutters checked, then a written report and photographs for your insurer, then the permanent repair. We work directly with major insurers on claim jobs where required.
Residential vs commercial repair work
Residential repairs prioritise watertightness and finish. Commercial repairs, pitched or flat, prioritise minimum trading disruption and phased work outside business hours where possible. We handle both, and price both fixed.
FAQ
Straight answers, no waffle.
How much does a roof repair cost?+
Small repairs (single slipped tile, minor flashing) typically sit between £150–£350. Ridge re-bedding, valley re-lining and chimney flashings usually range £450–£1,200 depending on access. Every job is quoted fixed in writing after inspection.
Can you fix my roof today?+
Often yes. Emergency repairs get a 2-hour response day or night with a make-safe carried out on the spot. Non-urgent repairs are usually booked within a few working days.
How do you find a leak I can't see?+
We inspect the loft first, chalk marks and dust trails on rafters show the water's path, then follow it back to the entry point on the roof surface, and confirm with hose testing where needed.
Do you guarantee repairs?+
Yes. Every repair carries the same 10-year written workmanship guarantee as our new roofs. Materials carry their own manufacturer warranty.
Will you match my existing tiles?+
Wherever possible, yes. We hold stock of the most common concrete and clay profiles in Yorkshire, and we source reclaimed slate and pantile for period matching when needed.
My insurer needs a report, can you provide one?+
Yes. We provide a written condition report with photographs suitable for insurance claim submission on request. Many customers ask us to liaise with the loss adjuster directly.
Is a repair better than a new roof?+
If more than 20% of the covering is failing or the underlying felt has perished, a full new roof is almost always cheaper long-term than repeat repairs. We tell you honestly which category your roof is in.
Do you offer no-obligation quotes?+
Every survey and every written quote is free. If we quote and you decide not to proceed, there is no charge, no call-out fee, no hidden survey cost.
